Introduction: May Lane House is a large detached house in the village of Millendreath about 1.5 miles east of Looe. It has a garage and off road parking space. There is additional parking in a car park some 30 yards across the road which is fee paying in the summer months. The property overlooks the Millendreath beach ,a walk of about 20 yards. The beaches of East Looe are accessible by a 20 (1.5 mile)minute hilly walk on the coastal path or 4 miles by car into East Looe. The nearest shops and public house are some 2 miles distant at the Barbican area of East Looe. The nearest public telephone box is 50 yards from the property. Exterior: From the road, there are 20 brick paved steps each of which is 6in (15cm) in height, with a hand rail. At the top of the steps a right angle turn leads to a flat walk to the side & rear of the property and to the garden. To the right 2 paces forward there is one step of 6in (15cm) leading to the front door. The front door is 29in (74cm) wide with a threshold step of 4in (10cm). The property has extensive, lawned gardens which include a patio area outside the lounge accessed by patio doors with a width of 29in (74cm). The grass area of the garden has some areas which slope steeply down towards the wooden perimeter fence. At the edge of the garden on the beach side, there is an access gate which is 30in (76cm) wide, it has no threshold step and leads out onto the lane which has a sloping walk of about 30 paces to the beach. Living Areas: The front door, gives entry to the outer hall which has granite floor tiles, there are 2 steps of 5in(12cm) height each on to an hall which has parquet flooring (with rugs) and leads to the main dining room and to the downstairs shower room and twin bedroom. The door to the dining room from the hall is 28in (71cm) wide, with no threshold step. The parquet flooring continues in the dining room, light switches are 47in (119cm) from the floor and the electric sockets are 8.5in (21cm) from the floor. There are double doors from the dining room through to the lounge which have a single opening width of 28in (71cm) or complete opening width of 59in (150cm). There is a step down of 4.5in (11cm) into the lounge area which also has parquet flooring. The lounge light switches are 47in (119cm) from the floor and the electric sockets are 8.5in (21cm) from the floor. Patio doors from the lounge give access to the patio (see exterior section for width size). The lounge facilities include remote controlled TV, DVD, and Video & Sky box. The door through to the kitchen/diner is 29in (74cm) wide. The dining area of the kitchen/diner has a patio door to the paved area which is 33in (84cm) wide and has a threshold step of 3.5in (9cm) there are then 2 steps down which are 8in (20cm) in height each. This area has carpeted flooring. From the main dining room the staircase to the first floor has one step which is 7.5in(19cm)onto a level parquet floor step which, after 2 paces, has a left turn to a further 13 stairs which are individually carpeted, each with a height of 7in(18cm), there area handrails to both sides. The first floor landing has parquet flooring, the light switches are 54.5in (138cm) from the floor. Kitchen: From the diner area there is a step up of 6in (15cm) into the kitchen, which has vinyl flooring. There are high and low level fitted kitchen units with facilities that include electric cooker and halogen 4 ring hob, fridge/freezer, dishwasher and microwave. The sink drainer unit has cupboards beneath. The work surface height is 36in (91cm) and the electric sockets are 6in (15cm) above the work surface. From the kitchen the door to the utility room is on the left it is 31in (79cm) wide. The utility area has high and low level cupboards, and the washing machines, tumble dryer and freezer are kept here. It has vinyl flooring and work surface with a height of 36in (91cm) and sockets are 19in (48cm) from the surface. The light switch is 52in (132cm) from the floor. Bedrooms: There are 5 bedrooms in total, 2 double bedrooms and 3 twin bedrooms. Bedroom 1 -The twin bedroom on the ground floor can be access from the ground floor shower room, the door width is 25in (63cm)(effectively making the shower room en-suite to the bedroom) or from the dining room which has a door width of 28in (71cm)and threshold step of 1.5in(4cm). The beds are positioned against the walls parallel to each other with a space between the beds of 18in (46cm), the floor is carpeted. Bedroom 2 – Situated on the first floor, the first twin bedroom has a door width of 28in (71cm) and a threshold step of 1in (2.5cm). It has carpet flooring, the light switch is 53in (135cm) from the floor and the electric sockets are 34in (86cm). The beds are parallel, to each other against the walls with a space between of 18in (46cm). Bedroom 3 -The first double bedroom with en-suite has carpet flooring, the door is 28in (71cm) wide with a threshold step of 1in (2.5cm). There are 3 paces forward to a right angle turn into the main part of the room. The initial entry area has a width of 33in (84cm and a restricted head height of 75in (190cm). The patio door to the railed balcony area is 25in (63cm) width, the balcony is 72in (183cm) in depth. Bedroom 4-The second twin room on the first floor has an entry door of 28in (71cm), it has carpet flooring and en-suite shower room. The light switch is 52in (132cm) from the floor and the electric sockets are 1 x high at 35in (89cm) and 1 x low at 9in (23cm). The space between the beds is 16in (41cm) and the beds are positioned against the walls parallel to each other. Bedroom 5 -The second double room with en-suite on the first floor has a door width of 28in (71cm) on entry there is left angle turn and the width between walls is 29in (74cm). The bedroom has carpet flooring, the light switch is 52in (132cm) and the electric sockets are 1 x low at 6.5in (16cm) and 1 x high at 27.5in (70cm). There is a balcony which is accessed by a patio door with a width of 27in (69cm), it has a depth of 46in (111cm) and has railings in situ. Bathrooms: The ground floor shower room is accessed from the hall by a door which is 27in (69cm), it has shower cubicle, toilet- 16in (41cm) high, and basin. The threshold step into the shower is 6in (15cm) and it has a tiled floor. The 1st floor family bathroom has a door width of 29in (74cm) with a threshold step of 1in (2.5cm). It has vinyl flooring and comprises a bath with mixer shower, toilet- 17in (43cm) height, basin. There is a separate shower cubicle which has a threshold step up of 12in (30cm) and 6in (15cm) down into the shower tray. The shower door has a restricted opening access of 20in (51cm). The en-suite to the double bedroom has a door width of 26in (66cm) it has vinyl flooring and has a toilet-16in (41cm) basin and shower cubicle with threshold step in of 11in (28cm) up and 5in (13cm) down into the shower tray. The en-suite of the first floor twin room has shower, toilet – 16in (41cm) and basin. The threshold step into the shower cubicle is 8in (20cm) up and 7in (18cm) down into the shower tray. The shower door width is 22in (56cm) The en-suite of the second double bedroom has a door width of 27in (69cm) it has vinyl flooring and has a Jacuzzi bath, large shower, toilet- 16in (40cm) and basin. The threshold of the shower is 8.5in (22cm) up and 4.5in (12cm) down into the shower tray.
