Summertime is a beautifully presented fully self-contained wing of Seasons Country House. The situation could hardly be bettered, nestling in a quiet & secluded valley with views over delightful gardens and water features. Although a peaceful spot the bustling port of Looe with its fine sandy beach, harbour, shops and restaurants is only a ten minute drive. Within a couple of hundred yards is a tiny halt where, on request, the Looe Valley branch line train will stop and take you into town so you can forget the car and parking charges etc. The Eden Project - definitely not to be missed - is only a half hour run in the car and from the accommodation there are super rural walks through this completely unspolit corner of Cornwall. The accommodation is most tastefully furnished and arranged on two floors. There is a large entrance hall leading to a spacious living/dining room which has lovely views over the gardens and glazed doors to a contained patio area. There is a well fitted kitchen with everything you require and a utility room. Upstairs there are three bedrooms, a twin with ensuite bathroom and two doubles all most attractively furnished, and the family bathroom. Summertime at Seasons is a really special place. Wonderfully quiet and yet so conveniently situated, it will be appreciated by those with a love of the English countryside at its best. One well behaved dog is welcome, please enquire if you have two small dogs as this may be possible. Dogs must be kept on leads in the outside areas.

Introduction: Summertime at Seasons is a 3 bedroom end of terrace property situated in the wing of small country house in a rural setting 10 minutes drive from Looe. This property is independent of the house. There is parking available in the paved car park on site, and it is a level walk of approximately 50 yards from the car park to the property. The nearest village is Duloe which is a 5 minute drive (20 minute hilly countryside walk) and this has a pub/restaurant, shop and post office. The facilities and beaches of Looe are a 10 minute drive. The Looe valley railway line is 5 minutes drive away at Sandplace and local bus services also pick up from the railway station. The nearest public telephone box is at Sandplace or Duloe. Exterior: To the front of the property there is a paved patio area for the sole use of the Summertime guests and it has garden furniture available. There is no garden to the rear, but the concrete refuse storage area for the property is reached from the utility room via a door with a width of 25in(63cm) and a threshold step down of 6in(15cm). Living Areas: Entry to the property is by the front door which is 32in (81cm) wide with a threshold step of 1in (2.5cm) into the hall. The hall has carpet flooring and the light switches are 43in (109cm) high. From the hall the door to the open plan lounge/ dining room is 29in (74cm) wide with a threshold step in 1in (2.5cm). This area has carpet flooring and the light switches are 47.5in (120cm) high and electric sockets are situated at 8in (20cm) from the floor. There is a glazed door to the patio area at the front of the property this door is 32in (81cm) wide with a threshold step of 7in (18cm). Lounge facilities include remote controlled TV and DVD. There are seating and dining facilities for 6 guests. The stairs to the first floor are accessed from the entrance hall, there are 13 stairs each 7in (18cm) in height and there is a banister rail in situ and the stairs are carpeted. At the top of the stairs there is an airing cupboard which houses the boiler. Kitchen: The door to the kitchen from the dining area is 28in (71cm) wide. The kitchen has vinyl flooring and there are fitted high and low level kitchen units, the work surface height is 35in (89cm) and the electric sockets are situated 4in (10cm) above the surface. The light switches are 48in (122cm) from the floor. Facilities include 4 ring gas hob and electric oven, fridge, dishwasher and microwave oven. From the kitchen access to the utility area is via a door with a width of 28in (71cm). The utility area has vinyl flooring and houses the washing machine, hoover, high chair etc. Bedrooms: This 3 bedroom accommodation has 2 double bedrooms and one twin bedroom which has en-suite bathroom. All of the bedrooms are on the first floor and access is from the landing which has carpet flooring. All of the bedroom doors are 28in (71cm) wide and all of the light switches are 47in (120cm) from the floor, with electric sockets in each room being 15in (38cm) high. In the twin bedroom the beds are arranged parallel to one another and there is a space of 12in (31cm) between them, and there is access to both sides of the beds. Bathrooms: The main family bathroom is located on the first floor it has carpet flooring and a pull cord lighting switch. It has a bath with shower over, basin and toilet – 16in (41cm) high. The entry door is 27in (69cm) wide. The en-suite bathroom accessed from the twin bedroom has an entry door of 28in (71cm). Facilities include bath with shower over, toilet- 16in (41cm) high, basin and separate walk in tiled shower. The shower threshold step up is 8in (20cm).
